• Roof area: 28 measured squares (2,800 square feet). A 12% waste allowance brings the order quantity to 31.36 squares, rounded up to 31.5 squares.
• Existing assembly: one layer of asphalt shingles over wood sheathing, with a ridge, valleys, pipe penetrations and one existing skylight.
• Details to address: aging pipe boots, weathered edge metal and worn surface areas. Exposed decking will be assessed after tear-off.
• Ventilation: review the intake and exhaust path before finalizing the ridge-vent installation.

01 · Prepare and protect

Confirm material colors, staging, driveway access and landscape protection with you. Arrange the roof permit and delivery; protect the work area before tear-off.

02 · Expose and inspect

Remove one existing shingle layer and underlayment to the deck. Photograph concealed conditions and replace up to two damaged 4 × 8 sheets of sheathing within the included allowance. Request written approval before additional repairs.

03 · Build the roofing system

Install the selected underlayment, targeted leak protection, starter, new edge metal, compatible flashings and pipe boots. Install the selected shingles, balanced ventilation details and matching ridge caps in accordance with the final product and project requirements.

04 · Inspect and hand over

Coordinate required inspections, remove roofing debris and perform a magnetic sweep. Finish with a homeowner walkthrough, completion photos and the agreed warranty documents.

A good roof is more than the visible shingle. Underlayment, leak barriers, starter, flashings, ventilation and ridge caps work together. The options below show exactly where the systems differ.

Color direction: charcoal, weathered gray or warm slate. Review physical samples in daylight; the final manufacturer, product line and color will be recorded before materials are ordered.

• One point of contact: a designated project lead coordinates access, deliveries, progress updates and your questions.
• Daily communication: receive an update on completed work, weather changes and the next planned steps.
• Property care: protect agreed landscaping and access areas, keep materials organized and remove roofing debris.
• Documented decisions: review photos and approve any scope or price changes before additional work begins.

Workmanship: the example packages offer 5, 10 or 15 years of contractor workmanship coverage for installation defects, as described in the final written warranty.

Products: manufacturer coverage is separate and depends on the selected product, installation requirements and registration. No manufacturer certification or enhanced warranty is represented by this sample.

After completion: receive product information, care guidance, completion photographs and warranty contact details. The written coverage should identify exclusions, claim steps and any transfer conditions.

• Structural framing repairs, additional roof layers, hazardous-material handling and concealed damage beyond the stated sheathing allowance.
• Fascia, soffit, interior drywall, painting, electrical work and solar-equipment removal or reinstallation.
• Gutters, leaf protection and skylight replacement unless you select the corresponding upgrade.
• Changes to the agreed roof geometry, access requirements or product selection after the scope is confirmed.

Extra sheathing beyond the two-sheet allowance is illustrated at $95 per 4 × 8 sheet installed, subject to written approval. Larger repairs receive a separate description and price. Unused allowance sheets do not represent an additional cash credit in this example package.
